sitelayer is being built in Toronto for residential property management firms.

Why this exists

The information property managers need to do their job (leases, vendor contracts, equipment manuals, warranties, past work orders) exists in their offices, scattered across PDFs and spreadsheets and one person's memory. Most of the operational work, day to day, is the cost of not having that information at hand when it matters.

sitelayer was built for the people doing that work. An assistant that knows your building, drafts what would otherwise be typed by hand, and never sends anything without review.

Who's behind it

sitelayer is built in Toronto by a small, independent team — no offshore development shop, no outsourced support. When you email hello@sitelayer.ca or join a pilot, you're talking directly to the person who builds the product. We think that's how it should work at this stage: the people responsible for your buildings' data should be reachable by name.

How it works

Three principles guide every decision in the product:

Grounded in your records. Every answer is traceable to a document or record you uploaded. When the records don't have the answer, the assistant says so. It doesn't guess.

Draft-first. Work orders, vendor emails, tenant replies, owner approvals are all drafts you review and approve. Nothing leaves the system without you.

Built for residential operations. The product is designed around the real constraints residential PMs work inside: owner spending thresholds, Ontario tenancy timelines, warranty claim windows. Not adapted from a general-purpose tool.
